A company called GD Bb One Development Limited wants to build a 19-storey residential-and-commercial tower on Jamhuri Crescent in Woodley, according to a NEMA environmental impact assessment notice published in the Kenya Gazette on Friday 2 October and reported by The Kenya Times.

The site is two plots, L.R. Nos. Nairobi/Block 43/99 and 43/100. Woodley/Kenyatta Golf Course is one of Kibra’s five wards, and Jamhuri Crescent runs off Ngong Road beside the Kibera side of Jamhuri Estate.

What is proposed

  • A basement, a ground floor, three mezzanine floors and 19 upper floors.
  • 306 homes: 76 studios, 76 one-bedroom flats, 152 two-bedroom flats and two penthouses.
  • 110 parking bays, a residential lobby, a gym area, a clubhouse and a children’s play area.
  • A connection to the Nairobi Water main sewer, a borehole on site, solar power alongside the grid, and storm-water drains with oil-water separators and silt traps.
  • Traffic marshals and a site traffic plan during construction.

The same Gazette carried a second Nairobi notice, for a 30-storey, 697-unit tower by Stellar Bay Limited on Mpaka Road in Parklands. Between them the two projects would add 1,003 homes.

How to comment

The public has 30 days from 2 October, so until about Sunday 1 November, to send written comments on the Woodley project to the Director-General of NEMA, by post or by email, quoting the project. The notice does not say what happens to the houses currently standing on the two plots. That is a question worth putting to NEMA and to the Woodley/Kenyatta Golf Course MCA.

What it means for Kibra

  • Neighbours, Jamhuri Crescent tenants and residents’ associations can object or ask for conditions on traffic, drainage, water and noise before the deadline.
  • Construction lorries would use Jamhuri Crescent and Ngong Road, which already carry traffic to Talanta Stadium works.
  • 306 homes with 110 parking bays means more cars on a residential street. Parking and matatu access are fair questions to raise.
  • The studios and one-bedroom units are the kind of housing young workers in Kibra rent, but no prices have been published.
