Government homes got 20 per cent dearer on 1 October. A two-bedroom Boma Yangu flat is now Sh3.6 million, and only people who applied before 1 October keep the old price.
Prices of homes under the Affordable Housing Programme went up by 20 per cent on Thursday 1 October, with market-rate units up 10 per cent. The State Department for Housing gave notice of the review on 15 September, telling applicants: "The prices for housing units under the Affordable Housing Programme shall be reviewed effective October 1, 2026. Apply for your unit now to enjoy the early bird prices."
No reason for the increase was given.
The new prices
Affordable studio: Sh1.5 million to Sh1.8 million.
Affordable one-bedroom: Sh2 million to Sh2.4 million.
Affordable two-bedroom: Sh3 million to Sh3.6 million.
Market-rate two-bedroom: Sh3.6 million to Sh3.96 million.
Market-rate three-bedroom: Sh4.8 million to Sh5.28 million.
Those are the indicative prices reported after the review. Prices on individual Boma Yangu project pages are marked provisional and vary by project, so check the project you applied for. The 5 per cent deposit on a two-bedroom affordable unit rises from Sh150,000 to Sh180,000.
People who applied and secured a unit before 1 October keep the previous prices. New applications are at the new prices. Applications are made on the Boma Yangu portal with an eCitizen account, or by dialling *832#.
The income bands
Social housing: household income below Sh20,000 a month.
Affordable housing: Sh20,000 to Sh149,999 a month.
Affordable middle-class housing: Sh150,000 a month and above.
What it means for Kibra
Most households in Kibra earn under Sh20,000 a month, which puts them in the social housing band. New prices for social housing units have not been published alongside the figures above. Ask Boma Yangu before assuming they are unchanged.
If you applied before 1 October, keep your application receipt and screenshots. Your price is supposed to be protected.
The 1.5 per cent housing levy on every payslip continues. The Court of Appeal upheld it last week.
